House rules
House rules are made in order to create a nice environment and for every inhabitant to respect each other. We share a lot of things and the house rules make us protect the property and each other.
We feel safe knowing how to engage and if we all look after the property we can keep rent low.
Rubbish
Kitchen waste is to be placed in the containers in front of no. 3 and 21.
For hygienic reasons all rubbish has to be placed in closed plastic bags.
Glass, bottles, newspapers, magazines and paper has to be placed in the rubbish bins provided on the parking lot.
Other rubbish has to be placed in the big containers at the north building towards the parking lot. Make sure that the rubbish is folded when possible in order to make room for as much rubbish as possible.
Building material, paint residue and chemicals are not to be placed in the rubbish container.
Bigger objects such as furniture, whitegoods, television, etc. are to be placed next to the container.
Balconies
Balconies are to be kept clean in order to avoid blocking of drains as this can cause water damage.
It is not permitted to barbecue on the balconies.
It is not permitted to paint floor or walls on the balconies.
It is not permitted to drill in the concrete or walls on the balconies.
Prams and bicycles
Inside.
Prams and bicycles are to be placed in the area provided in the basement. Ramps for easy access are provided.
It is not allowed to place prams or bicycles under the staircases or on the stairway.
Outside.
Prams and bicycles are not to obstruct the stairways.
Planting
Planting of the flowerpots at the entrance is to be agreed upon and done by the residents of each stairway.
Cars
Driving on the property has to be done with outmost precaution and consideration to any children on the area.
The property can only be approached between the 2 buildings.
No parking is permitted on the property. Parking is referred to Vangeledet or the parking area provided.
Loading and unloading outside the stairways is permitted.
No driving or loading/unloading is permitted on the grass areas.
Washing of cars and vacuuming can be done between the two buildings.
Commercial activity
No commercial activity is permitted from the property.
Moving
Please contact the Board of Directors when vacating a property.
Floors
Please contact the Board of Directors before sanding of floors in the apartment.
Garden benches
Garden benches are for all to use. After use they are to be placed with one garden bench for every second stairway.
Mobility equipment
Please contact the Board of Directors in the need for placing of mobility equipment in the stairway.
Front Doors at each stairway
The front doors has to be closed and locked at all times. When loading/unloading a hook can be used if the resident keeps an eye on the front door.
Pets
Small harmless pets are permitted. It is the responsibility of the owner that the pet is not of any nuisance to the residents of the property. Dogs are always to be on lead and the owner is to remove any excrements.
Mopeds
Mopeds are not permitted inside the property as they can cause fire danger.
Basement corridor
Garbage, furniture, bicycles are not to be placed in the basement corridor
Music
Show consideration when playing music. Noise has to be kept to a minimum between 22-06
Please notify your neighbors at special occasions. A notice has to be placed on the board in the stairway
Stairways
Stairways have to be kept clean in case of fire or accident. The stairway has to be easy accessible.
If a resident soils the stairway it is up to the resident to clean the stairway again
Parking
Parking of cars, motorbikes, trailers or camping vans is not permitted on the property
Radiators
Hot water in the radiators are normally on during September-May
All radiators has to be on high and valves aired, as this is better for the operation of the heating.
The position of the thermostats has to be changed twice a year in order for them not to freeze.
Smoking
Smoking is not permitted on any inside common areas, basement and stairways
Sale
Contact the Board of Directors
Damage to the property
Please contact the Board of Director, including broken windows and they will request a craftman
Any damage to the property should always be evaluated by the Board of Directors
Noise
Washing machines/ dish washers has to be installed so they do not bother any residents.
Drilling and any other electrical noise can only be between 08.00 and 20.00.
In case of any long lasting noise when working on the apartment a notice has to be placed in the stairway..
Taps and toilets
Taps and toilets dripping or running, leads to water wastage.
Tenants should contact the Board of Directors. Housing cooperatives have to fix the problem themselves.
Any plumbing which requires closing of the main has to be conducted by plumbers recommended by the Board of Directors.
Laundry and drying rooms
The laundry and drying rooms can be used every day between 07.00 and 22.00. This means that the last load of washing has to be finished by 22.00.
Remember to clean the fluff filter and the soap basket after each use
Empty packing is to be compressed and put into the garbage sac.
The washing machines can not be used for coloring of clothes.
Dry clothes are to be removed when dry.
Electric roller is to be found in the bicycle basement in the south building.
Valves
The valves in the basement corridors are not to be touched
Windows
Please put up a shower curtain in front of the windows in the bathroom in order to protect the window frame
Complaints
Any complaints to the above has to be made in writing to the Board of Directors
If the rules are violated on several occasions, the Board of Directors has power to evict the resident ( Lejeloven samt lejekontraktens bestemmelser) or exclusion (§20 I Vedtægter for A/B Vangebo).
